What if the home inspection report finds problems?
If your home inspection finds some problems, the options you have will depend on exactly how your purchase agreement is worded, for example if you have a building inspection contingency, this may allow you to either negotiate for the purchaser to make the repairs, you may negotiate a reduced sale price to allow for you to undertake the repairs when you take possession of the home, or if the problems are severe enough and your purchase agreement building inspection contingency allows, you may be able to simply cancel the agreement and walk away from the deal.

Can a home inspection FAIL?
No! A Property Inspection is an inspection to identify visual defects and confirm the condition of the property. The home inspector does not pass or fail the property. Although the property may sometimes fail the expectations of the buyer.

How soon in Advance should I book your services?
The more notice we receive the better. If you want to make an offer on a home, it is best to get in touch with us and arrange an inspection before you go ahead with the offer. If time is against you, try to ensure your offer is ‘subject to” a property passing an inspection. It is best to seek advice to ensure your offer is worded correctly.

Who arranges my building and pest inspection?
We will liaise with the current agents, tenants or sellers to arrange for access to the property.

How many inspectors will be inspecting the house?
Generally, Pinnacle Property Inspections sends 1 inspector to each job. But sometime a second is required for larger properties.

How long does the inspection take?
On average, a combined building and pest inspection will take between 60 and 120 minutes to complete. This depends largely on the size of the house, any difficulties during the inspection and sometimes if the house is older, this may take longer to inspect.

When do I get my building inspection report?
You will get your building inspection report within 24-48 hours of the completion of the inspection.

Can I be present during the pre-purchase building inspection?
Yes, you are more than welcome to be present during the pre-purchase building inspection.

Do you have insurance?
Yes, we are fully insured.

How do I pay for the services?
We accept several payment methods for your convenience. You can pay via Direct Debit, or you can even pay the inspector on the day if you are planning to be present. But payment must be made prior to the inspection taking place.

Do you do combined building and pest inspections?
Yes, we do. This is the best option for any new purchase. We liaise with a pest inspection company on your behalf. Please give us a call to discuss.
